Two of the primary purposes of the Church Run Homeowners Association is to maintain the attractiveness of our neighborhood and the value of your investment. All lot owners in Church Run are bound by Restrictive Covenants and Standards which govern modifications that change any exterior appearance. (Please refer to the Standards Part B.4 for examples of modifications.) You should have received a copy of the Declarations of Covenants when you purchased your home. The Declaration provides that all modifications be approved in advance by the Architectural Control Committee (ACC). The process is simple and must not be overlooked before starting a project. The ACC must respond to Requests within 30 days, and routinely does so in less time. 

Architectural Review Committee

The Architectural Review Committee (ARC) also known as the Architectural Control Committee (ACC) is comprised of volunteer homeowners who administer this function in our community. If you plan to make exterior changes to your property, including but not limited to, decks, fencing, patios, color changes, driveways, roofs, play equipment, additions and major landscaping projects, you must apply for and receive approval before work begins on each project.

One of the main benefits of living in a community with a Homeowner’s Association is the presence of architectural standards and maintenance of these guidelines to protect property values in the community.  In essence, the main reason for an Association’s existence is to have an Architectural Review, and it is in this group that resides the beating heart and reason for every Neighborhood Association. Most community associations throughout the country have some form of architectural review committee. Although the scope of these committees varies, the general theme is that in order to keep some semblance of uniformity and balance within the neighborhood, owners must receive approval from a committee prior to any exterior work being done.

The design review process has two purposes: To establish and preserve a harmonious design for a community and to protect the value of the property.  When you buy into a community association, right or wrong, you must understand that you have opted for community living. Decisions cannot be unilaterally made, nor can the rules and regulations of the association be unilaterally ignored. Over the next few months and upcoming year you will notice an increased effort and awareness regarding the maintenance, compliance and adherence to our neighborhood architectural regulations. All of this is intended to maintain and increase Church Run’s community property values. The Association will be monitoring and enforcing these regulations.

Requests for changes should be in writing using the Church Run Architectural Modification form and mailed along with applicable exhibits to Community Group (address provided on the form).  Community Group will then register and date stamp the form and mail it to the ACC Chairperson for review by the committee.  Below, available to you are the Homeowner Association’s By-laws, Covenants and Standards.
